So many baby boomers are transforming the extra bedrooms in their Kailua Kona homes. Eldery parents or kids in their 20s, coming home after college, are the main residents of these rooms. Designing a room for an older adult is not the same as designing for children.

A removed sense of space and seclusion has got to be adopted, particularly in the case of an elderly parent. You must also keep in mind space for medical materials in the bedroom or bathroom.

The primary addition in Kailua Kona home remodels is an increase in outdoor living space. The American Institute of Architects announced that the call for patios, decks, and outdoor kitchens jumped from 47 percent to 64 percent. Spas, tennis courts, and gazebos also ranked high as extras.

In today's marketplace, a large number of consumers are moving to single-story homes with open floor plans. Easier mobility with wider hallways and less steps are what baby boomers, entering their retirement years, look for. Younger homeowners, who grew up in structured, formal houses, like open homes with not as many boundaries. Will you be adding a new deck to your Kailua Kona home in the near future?

There are several things you can do to reduce the electricity bill of your Kailua Kona home . For example, you can switch to compact fluorescent bulbs in lamps that are turned on for longer than two hours per day. Lasting 10-20 times longer than typical bulbs, flourescent bulbs are 6-8 times more energy effective.

When they are not in use, unplug devices such as cell phone chargers or speakers. Even if they aren't turned on, they will still use up some juice. Use an energy efficient microwave or toaster over when cooking smaller foods that don't need to be pre-heated.

Turn your computer off or on to "standby" mode when you finish use. You can lower the cost of running a computer by 85 percent simply by using a laptop rather than a desktop. Don't open your fridge door often or for very long and put the temperature on 38-40 degrees Fahrenheit.

Lastly, wash your clothes in cold water, just use the dryer for full loads, and if you can, line dry. By beginning with these small steps, you are going to cut back on your CO2 emissions and save money on your bills.

Times are changing, particularly in regards to the layout of Kailua Kona homes . The amount of square footage is perhaps the biggest difference since the 1970s. The average new home has expanded to 2,400 square feet, up from 1,600 square feet in 1973. Bathrooms have switched from less than two per home, to at least two.

From a mere 9x10 to a massive 285 square feet, kitchens have seen a jump in size too. Islands, breakfast bars, and nooks are among the additions to many kitchens. An old-fashioned living room is a characteristic of the past. Today families crowd around the flat screen TV instead. A complete laundry room is a necessity and many garages allow for more than two cars. As four bedrooms are becomming standard, children are less likely to share a room. Keep posted, Kailua Kona real estate is continuing to adjust to the times.

Your dog or cat isn't simply a pet; it is a member of the family. Luckily, plenty of agents wrapped up in Kailua Kona real estate are acknowledging this. Many times, a family will bring their pets with them to an agent's office and to all of the homes they view. A family should feel just as content as a pet in a new home.

In certain cases Kailua Kona real estate agents will go one step further to make sure Fido has a secure place to live. For example, one agent talked with a "invisible dog fence" company when a "real" fence was not allowed.

In a closing gift basket, some agents will even include pet treats or a Petco gift card. Others donate to rescue shelters or sponsor animals in the name of past clients. Since homeowners regularly own animals, agents have grown to be more pet-centric.

Summer is almost here and this means various things to Kailua Kona homeowners . Come summertime, BBQ's and time by the pool are required and so many turn to their gardens. Although a garden full of summer squash is great, a garden filled with bugs isn't. Before you use abrasive chemicals, which may cause cancer, try using products that you already have in your home.

In a spray bottle, combine dishwashing soap and water to eliminate bothersome aphids. The aphids should move on after spraying the leaves and stems of tainted plants every couple of days. You can also use this on slugs. For mites, spray infected areas with a saltwater concoction. Chili powder and water are a good way to fight ants and caterpillars.

If everything else fails, try using the food chain. Praying mantis eat all types of insects and ladybugs feed on aphids, scales, and mites. Spiders, wasps, and bees might be scary, but are in essence a normal part of the food chain and can eliminate unwelcome insects. Using non-toxic materials on your garden is smart for you and your Kailua Kona home .

Based on information from a new study, allowing your kid setup his or her own study space in your Kailua Kona home may result in more effective study time. A teenager's bedroom really should match their personal style and is a space for socializing, studying, and relaxing.

The decision for a family to live in the suburbs or the city is determined by the developmental stage of the kids. With little children, a family in a Kailua Kona home will typically live in the suburbs. There is a bit more room for a child to play outdoors with other children his or her age. Parents can collaborate with other parents regarding parenting methods and life is less structured in the suburbs.

Children are less likely to hang out in a natural setting after they hit middle school or adolescence. The favored hangouts are now movie theaters and shopping malls. Urban areas, with so many social activities and job opportunities, are where children tend to drift toward after they come into maturity.

The entire process begins again when a child gets married, has children of his or her own, and heads back to the suburbs. For information on any Kailua Kona home, contact Kailua Kona real estate today!

Don't panic when it comes time to sell your home, even though the Kailua Kona real estate market is leveling out. Approaching the situation with the right knowledge is all you need to do.

To start off, set the ideal asking price. It's usually smart to list your property at or below the competitive market price. Lower prices are going to generate greater interest and you should end up with more money because of competitive bidding. By promising buyer incentives, you will have a higher possibility of selling your house now, rather than months from now. With plenty of other homes for sale, you can set your property above everybody else.

Finally, make sure both the outside as well as the inside are spic and span. An unsightly house simply won't sell considering that looks are everything. By keeping to these simple tips, your Kailua Kona home has a greater chance of selling .

Many more folks are purchasing gear that use cords. Almost every Kailua Kona home consists of a mixture of cell phones, computers, and iPods, which require a mixture of unattractive cords. Furniture with power strips, USB ports, and phone and Internet jacks are built right in are now being built by many companies. Power sources can be hidden almost anywhere, in side tables, work tables, and coffee tables.

Avoiding spills on night stands and coffee tables is one of the challenges that comes with power outlets. We are trained to keep drinks away from the keyboard, but will we be able to keep them away from the coffee table? Until cell phones and laptops are waterproof, we need to proceed with caution. This style of furniture might eventually become the norm; as of now, it remains a luxury.

Many buildings throughout the country are literally going green. Buildings in Chicago, and one day in Kailua Kona, are starting to put in green roofs. Environmentally friendly materials or solar panels are not what these types of roofs are made from. From vines to tomatos, here you will be able to plant everything.

For ages, potted plants have decorated rootops, but this new type of roofing allows for plants to physically root and comes complete with an one-of-a-kind drainage system. There are a couple of advantages to green roofing. Most importantly, the greenhouse effect is narrowed as cooling needs are reduced by nearly 25 percent. Plants will absorb the heat radiated from concrete and blacktop.

A rooftop conservatory is more visually pleasing than a flat, black roof. With a green roof, you have a spot to stop and smell the roses, whether you grow grass, flowers, or brush. For now, green roofing is only found in the big city, however, keep an eye out for Kailua Kona homes going green.

Your Kailua Kona home has a modern kitchen and a backyard meant for entertaining. Putting in an elevator might be your next step. Among baby boomers, residential elevators are more widespread than you would imagine.

Elevators found in hotels or apartment buildings, conventional elevators, can be costly. The new, less expensive model is the pneumatic lift. This style uses the force of suction and consists of a tall, see-through tube with a platform that moves up and down. Elevators take up space and may not be for everybody. However, Kailua Kona homeowners with elevators cannot imagine living without.
